Application Process

How to Apply Online

  1. Click the yellow “SEARCH OUR RENTALS” button to view our current listings.

  2. Take your time exploring the listings and make a note of the properties that best fit your needs. We encourage you to drive by the homes first to get a feel for the neighborhood, the area’s atmosphere, and whether it feels like the right place to call home.

  3. Use the scheduling link under each property listing to request an appointment time. Scheduling is completed only through the online app, Rently. You do not need to speak with an agent.

  4. Applying before a showing is at your own discretion. We do not recommend applying before viewing the inside of any property, as the $45 application fee is non-refundable.

Every person 18 years or older who will live at the property or co-sign must submit a separate application and complete all requirements. Once your application package is complete, we’ll run a credit check. Good or fair credit is required for approval.

Qualifying Factors for Approval

To ensure a smooth and fair approval process, please review the following criteria before applying:

  1. Income Requirement: Applicants should have a combined net (take-home) income of at least 3–3.5 times the monthly rent of the home they’re applying for. This helps ensure affordability and stability for all residents.

  2. Rental History Verification: Your application will not be reviewed until we receive a completed Rental Verification Form. Click Here! This form can be found on our website under Tenants Resources > Tenant Resources Page. We’ll verify your residency with your current or previous landlord using this form. If you don’t have current rental history, we’ll need verification from any past rental history you may have.

  3. Credit Check: Once your application package is complete, we’ll run a credit check. Good or fair credit is typically required for approval.

  4. Supporting Documentation:
    To complete your application, please upload the following:

    • Last 3 months of pay stubs

    • Last 3 months of bank statements

    • A valid government-issued photo ID

    • Completed Rental Reference Verification Form

Application & Move-In Process

Submitting Your Application
For the smoothest experience, we recommend uploading all required supporting documents before submitting your application. If you forget, you can email them to our Leasing Department at [email protected].

  • If you do this, please include all documents in one email and title it “Full Name – Property Address.”

You may apply online using a checking account or in person by bringing your completed application package to our Olathe office with a $45 money order or cashier’s check. We strive to process all complete application packages within 72 business hours and notify applicants promptly. The only exception to our timeline is when we are waiting on owner approval or if the owner is difficult to reach. In those cases, there may be delays. However, we will keep you informed and updated every step of the way.

Please note: It is your responsibility to ensure your application is complete. Only fully completed applications are submitted for review.

Upon Approval

  • The minimum security deposit is equal to one month’s rent.

  • A signed lease agreement is required before we remove the property from the market.

Signing Your Lease
Due to high demand, we ask that you sign your lease within 48 hours of receiving it. If the lease is not signed within this time, your application may be canceled and we’ll proceed with the next qualified applicant.

Move-In Payments
All funds during the move-in process must be paid by cashier’s check or money order.
This includes your:

  • Security deposit

  • First month’s rent

  • Second month's rent (If required)

After move-in, you may continue paying rent via cashier’s check, money order, or online payment. We do not accept cash or personal checks.

We always pro-rate the first month’s rent (up to the 20th of the month), this amount will be discounted from your second month’s rent. If your move-in occurs after the 20th, you’ll need to pay both the prorated rent for the remainder of the month and the full rent for the following month.

Pet Policy

Pets are welcome with a non-refundable fee of $325. A base pet rent of $35 per month applies for the first pet, with an additional $20 per month for each additional pet. All pets are screened and approved on a case-by-case basis, and certain breed restrictions apply. Pet rent may vary depending on the size of the animal. Please note that we do not accept Pit Bulls, American Bullies, Rottweilers, German Shepherds, Mastiffs, Great Danes, or Dobermans.

No-Smoking Policy

Ad Astra Realty does not allow smoking inside any of our rental properties.
